Job Description

Danfoss is looking for our next Head of GS. This person will Lead and coordinate GS Finance and Real Estate (RE) activities and projects throughout Mexico; lead people and manage performance and development according to Danfoss processes; prepare and manage the GS budget with monthly follow-up on actual cost deviation and taking corrective actions; continuous improvement; coverage extensions as and when decided by Danfoss; legal and Group compliance related to RE procurement contracts; cooperate with other GS focus areas, Procurement, Legal Department, Segments etc. run the real estate CAPEX projects, leasing offices, renew lease contracts, energy optimization etc. Reports to Head of GS LAM.

Job Responsibilities

  • CAPEX projects: Proactive involvement in identifying investment needs, optimization, prioritization of projects, stakeholder management, follow-up and communication. Prepares and submits CAPEX approval requests; prepares and updates CAPEX list as per the Danfoss processes. On site regular presence in case of large projects or any other good reason for physical presence

  • Leased premises, footprint consolidations: Identify and keep regular status of space needs, work with the Danfoss designated broker and/or with GS RE focus areas, prepare and submit for approval the requests for new locations, as well upgrading current ones, actively participates in footprint consolidation projects, prepare needs for layout, space optimization, ensure segment needs are met, cooperate with focus area architects, always looking for cost/benefit balance. Review proposed lease agreements, cooperate with Legal Department and/or local lawyers

  • Change Management: Manages changes, leads changes and lead others through change in the most optimal way. Walks the talk and leads by example.

  • Facilities Management: Ensures that the Facility Management (FM) service providers deliver high quality and cost-effective services to Danfoss, cooperates with Procurement, local Facility Managers and Segment stakeholders in this respect. Follows up on regular and proper proactive maintenance, reducing to the minimum the need for reactive maintenance of building and equipment.

  • Energy Management : Work with the GS RE with regards to energy management projects. Looks for energy usage optimization, initiate negotiations with energy providers in cooperation with Procurement function

  • Reporting: Ensures accurate and timely booking of investments and costs, builds the regional target, follows up on actual vs target deviations, takes corrective actions, has a proactive approach to ensure quality, compliance and cost optimization.

  • People & Performance Management: Manages own department based on Danfoss behavior, being role model, coaching and developing own organization, Uplift skills of Facility Managers, creates a back-up structure and succession planning to ensure business continuity. Manages performance, people review, 1:1 dialogue, careers planning, addresses poor performance by relevant actions, gives constant support and constructive feedback to own organization, striving to achieve a high performing and engaged team. Adheres to Danfoss Group and legal regulations, processes and HR recommendations. Creates a working culture based on mutual trust, respect, openness, diversity and inclusion. Keeps own organization informed about overall Danfoss performance. Hiring, dismissals, job changes, compensation etc. according to needs and circumstances and within own Delegation of Power. Overall comfortable with virtual (online) communication and remote management.

  • Risk Management: Develops a risk management plan, with regards to all elements of Real Estate; in some cases, cooperates with local/global EHS function.

  • Bachelor's degree with robust experience in Real State & General Administration

  • Experience in Manufactuing environment and worldwide Companies

  • Strong communication and leadership skills

  • Ability to flow in highly matrixed Organizations

  • Solid experience leading high performance teams, including people managers and individual contributors alike

  • Proficient on English language. Portuguese is a plus.

  • Travel availability (20%)

  • Travel VISA for the USA
